Location, Location, Quality….

Varna is one of Europe’s finest cities, a real hidden secret, with its international airport and seaside location you really couldn’t wish for more. Ideally situated to give you the best access to some of Bulgaria's top locations and attractions.

As the property boom continues along Bulgaria’s Black Sea Coast, it is becoming more important for the prospective property purchaser to come and see for themselves the location and the quality of the properties which they are intending to buy. They should view at least three or four properties within their budget, and if buying off plan, see the location of the proposed development and insist on seeing previous buildings the developer has constructed.

Most people only ever buy one property abroad, to use as a holiday home and possibly also towards their future pension plans for their retirement. This alone should tell you, that you need to come and visit the property before you buy, costing just a few hundred pounds per couple to fly to Varna and stay in a lovely hotel for a few days, will seem cheap if you buy directly from a brochure or property show and visit Bulgaria afterwards only to discover you don’t like what you have bought.

Varna is truly a cosmopolitan city with many restaurants, cafes and shops; you can walk easily to the beach from the very centre in just a few minutes. The lively resort of Golden Sands is only a short distance away, by car or bus, closer still is the elegant resort of St Constantine, in between these two blue flag awarded resorts is the area of Alen Mak, which provides all year round living for many of Varna’s wealthier Bulgarian business people along with many British investors relocating from the UK. The area itself has some of the finest sandy beaches along the beautiful Bulgarian coastline together with many restaurants and shops each offering far lower prices than in the resorts, usually with far superior quality and service. Therefore rental potential in this area is far greater than the resort areas, especially for year round long term clients.

Once you have bought a property, you might want to let it out. Again, before you buy, if rentals are a priority, don’t be tempted to fall for the “three year rental guarantees” that some developers are currently offering. Make sure that you buy a property which can be let to locals as well as foreigners. Areas which achieve good rentals are Varna, Alen Mak, St Nikola, Briz, Vinica, Trakata, St Constantine.

To enable you to unravel the complexities of buying your home, we have set out below an overview of the various procedures involved:

Registration: The first requirement is for you to register your details and property specifications which can be achieved in a number of ways i.e. by email, fax, phone, in person of by completing our registration form. This will give us an insight into your personal requirements, thereby enabling us to modify the details sent to you.

Once registered, you are then in a position to receive details from us directly in person, via mail or email or download and print these out from our website. We also offer an SMS text service direct to your mobile phone.

Making Your Offer: Once you have located your ideal property, your offer will be submitted by us to the vendor for their consideration.

Should you require your purchase to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible.

Agreed Sale: At this point (if you have not already done so), you will need to instruct a solicitor and, should you require assistance, Varna Property Sales will only be too pleased to recommend local firms.

The solicitors draw up the PRELIMINARY CONTRACT which sets out the Terms of the Sale. You will need to pay a 10% deposit at this stage usually in cash or by bank transfer. A completion date – normally within 30 days will be agreed by both Seller and Buyer. Both parties sign at this point to agree the terms. If after this stage the buyer pulls out of the contract the 10% deposit is forfeit. If the seller pulls out of the contract double the deposit has to be returned.

Buy to Let details

The term "Buy-to-Let" means simply the purchase and ownership of a property through normal procedure. Once completed the owner seeks to rent this property for a regular income usually exceeding annual mortgage repayments.

The "Buy to Let" Market in Bulgaria

Bulgaria is a much less mature market than other European property markets such as Spain. However Bulgaria has enjoyed much press recently and its tourism industry is growing at the fastest rate in Europe. Bulgaria is expected to enjoy over 20 million annual tourists by 2010. This is of course excellent news for the Bulgarian property investor who is perfectly positioned to offer rental accommodation to this influx of tourists.

Obviously during the summer months the areas around the Black sea beaches attract the most tourists and so investors with quality property in these areas can expect good occupancy and rental yields both appreciating with the demand for accommodation in the area.

In the winter month’s city locations such as Varna see the majority of investors, loacals and ex pats re locating searching for long term lets, giving this type of location the best possible rewards for owning a property in a location with increasing demand.

Over the next few years Bulgaria is expected to see a huge increase in tourism and so investors in popular areas are looking forward to seeing good return on investment from rental yields.

The Buy to Let model is becoming more and more popular with holidaymakers (and so in turn property investors) as low cost airlines offer excellent value flights into an increasing number of destinations via the internet allowing tourists to effectively create their own holiday by searching for private rental accommodation and avoiding the travel agent and package holidays all together.

Short-Term letting v Long-Term Letting

The final decision to be made by the "Buy to Let" Investor is which letting strategy to use. It’s obvious that the highest income is made by the property owner by letting out short term during the high season. However you can off-set this against the increased overheads in constantly finding short term rental clients and the maintenance costs between clients. Long term rentals typically pay less on a month on month basis but usually require far less input from the property owner and the rental income is fixed over the course of the year. Some property owners choose to rent long term during the low season and then short term to higher paying holiday clients during the high season. The decisions to be made on your letting strategy are usually answered in part by the property you purchase. Some properties lend themselves to short term holiday makers and others to long term locals as a permanent home. The "Buy to Let" Strategy is not ideal for EVERY investor and it is essential that property for this strategy is chosen wisely as it needs to be a rentable property in a popular location to allow the investor to maximize income from the Investment.
